Maranatha Life Campus is a 400,000-square-foot faith-anchored community campus on 27 acres in Trotwood, Ohio. nSCALE is masterplanning the site and leading feasibility analysis for Maranatha Community Development Corp., covering 240 units of senior housing, a resilience hub and health clinic, an expanded childcare center, and a forest park with trails — components designed to strengthen the surrounding Montgomery County community.

What was the client trying to do?
Maranatha Community Development Corp. is a faith-anchored organization in Trotwood, Ohio, with a vision for a 27-acre campus along Turner Road that would serve the surrounding Montgomery County community. The organization had the land and the mission, but needed to know what the site could actually support — programmatically, financially, and regulatorily. nSCALE developed the masterplan, defined an 8-phase execution roadmap, and is now leading the feasibility assessment and capital campaign that will determine final program, phasing, and financing before the project moves into predevelopment.

Where does it stand?
MLC is in Phase 2 of an 8-phase execution roadmap: securing funding for a comprehensive feasibility study and grant-writing campaign from the City of Trotwood and area foundations. nSCALE is preparing the market, financial, and entitlement analysis that will determine final phasing, program, and capital stack before the project moves into predevelopment.
