When we hold both roles, the design and the project management live in the same office, which eliminates the friction and finger-pointing that can happen between separate firms. The key is that the owner's rep role is always about protecting your interests — even from the design team if necessary.

What if I already have a contractor or architect?

We work alongside your existing team. Our role is to manage the relationships, not replace them. We'll coordinate with your architect, review their work, manage your contractor, and make sure everyone is delivering what they promised. If your existing team is performing well, we reinforce them; if they're not, we hold them accountable.

How involved do I need to be?

As involved as you want to be. Some clients want to be in every meeting; others want to be updated monthly and left alone otherwise. We calibrate our communication to your preference. What you always get is a single point of contact who can translate the project's status into plain English and tell you what decisions need to be made and when.
