Feasibility Studies

This encompasses everything from code analysis, due diligence, financial projections, drafting business plans, site planning, architectural concept design and visualization, creating investor pitch decks, and more.

Our feasibility studies are designed for property owners and developers, both experienced and emerging. We break down the study into levels, each with a distinct focus and cost. This systematic approach ensures that clients can assess the worthiness of continuing the study at every stage, preserving both time and financial resources.

Level 1 - Scoping: Initial due diligence, market research, and assessment of the project and site’s potential.

Level 2 - Preliminary Underwriting: Detailed planning and financial analysis based on averaged assumptions and estimates backed by historical data and market reports.

Level 3 - Full Underwriting: Comprehensive Feasibility Report which can be used for raising capital, attracting partners, or applying for financing and grants. It includes refined financial projections based on third-party verified assumptions and quotes, complete architectural concept design including plans, renderings, and more, a thorough business plan, and more.

We also offer flexible fee options such as deferred fees and equity contributions to help reduce the burden of pre-development costs.

Christopher Pettis, NCARB, NOMA

Founder & Principal

Chris is a nationally certified Architect [NY#042427, OH#2218893] with 11+ years of experience designing and managing complex projects of all typologies. Utilizing advanced knowledge of the design process, with superior organizational and communication skills, he can manage a team to develop and coordinate projects efficiently.

After working at KPF in New York for 7 years, Chris began a career pivot into real estate and development. He started splitting time in Ohio to invest in real estate, stay closer to his investments, and establish systems for remote management. Simultaneously he started and grew a small consultancy providing various development consulting, project management, and owner’s rep services.

Joy Griffin, NOMA,AIA

Architectural Designer II

Joy is an emerging professional developing a career based upon her dedication to volunteering in the civic sector and her drive to enhance cultural experiences through inclusion of minority voices. Her impressive volunteerism has laid the perfect foundation for involvement in various civic projects including public recreation centers and community gathering spaces. She has refined her skills in extensive project examination and documentation during her time at the City of Cleveland.
